Don’t let your emotions be your guide in real estate investing. What you want personally certainly plays into home buying for yourself, but not for investing your money. Stick to what can make you money, and that is it. Always compare a property’s purchase price versus what you can make from it in terms of rental or fixing up and selling.

Pick one core strategy and get good at it. Your choices range from buying and flipping, buying and rehabbing or buying and renting. It is easier to master one of the three choices than dabble in two or three. In general, you make the most money in the long run by buying and holding.

Before you buy investment property in a neighborhood, find out if the city has anything planned for the areas surrounding this neighborhood. For example, you would not want to buy in an area if the city proposed to turn an area into landfill. If there are positive improvements on the horizon, this may be a good investment.

If you want to purchase different properties, make sure to do it in a certain geographical location. This will cut down on the amount of time and gas money you have to spend. You’ll also become an authority on real estate in the area in which you make your investments.
